SURPLUS ADVERTISEMENT - 1413 Texas Square

TAKE NOTICE that Lee County has received an upset bid offer to purchase the parcel of property located at 1413 Texas Square, PIN 9670-25-5246-00, Lee County, NC, as shown on a deed recorded in Deed Book 1284, Page 946, in the office of the Register of Deeds and herein below described, for the sum of two thousand, seven hundred, fifty dollars ($2,750.00).  The taxable value of the property is seven thousand, five hundred dollars ($7,500.00).  This property is being offered for sale under the upset bid procedures prescribed in NCGS § 153A-176 and § 160A-269 and pursuant to resolution adopted by the Board of Commissioners on March 18, 2024. 

Within ten (10) days hereof, any person wishing to upset the offer that has been received shall submit a SEALED bid with their offer to the Lee County Legal Department, 408 Summit Drive, Sanford NC by 5:00 pm on the tenth day following advertisement, at which time the bids will be opened and the highest qualifying bid will become the new offer; in the case of identical bids, the one received the earliest will become the highest bid.  The above referenced bid must be raised by not less than ten percent (10%) of the first $1,000.00 and five percent (5%) of the remainder.  When a bid is raised, the bidder shall accompany its sealed bid with a five percent (5%) deposit of the increased bid amount and $200.00 for advertising costs.  The Clerk shall re-advertise the offer at the increased bid amount.  This procedure will be repeated until no further qualifying upset bids are received, at which time the Lee County Board of Commissioners may accept the offer and sell the property to the highest bidder.  The Board of Commissioners may, at any time, reject any and all offers.  All sales are “as-is/where-is” with no warranties as to condition, habitability, or environmental matters. Title will be transferred by non-warranty deed.  Balance of purchase price is due upon closing.

All that certain lot or parcel of land situated in Greenwood Township, Lee County, North Carolina and more particularly described as follows:  Being all of Lot 1413, according to the map of Carolina Trace, Hidden Lakes, as recorded in the office of the Register of Deeds of Lee County in Map Book 14, Page 16.  Reference to said map is hereby made for a greater certainty of description.
