The Lee County Government (LCG) Tax Administration Office mailed 2019 Countywide Reappraisal Notice of Real Property Value letters to Lee County property owners today. Notices reflect the new assessed value of real property based on current market values as of January 1, 2019. Updated property values are also available on-line at leecountync.gov/Departments/TaxAdministration.
“The countywide reappraisal process helps to keep the assessed tax value of each piece of real property consistent with current market values,” said Michael Brown, LCG Reappraisal Coordinator. “This is key in ensuring that each property owner – whether residential, commercial or industrial – is assessed their fair share of the overall tax burden.”
The notices mailed are not a tax bill, only a notice of assessed value. The Board of County Commissioners and city/town elected boards have not yet set the tax rate for 2019; these are typically determined in May/June. Once tax rates are set, they will be applied to the new assessed value of real property and reflected in county tax bills mailed in July/August of 2019 with payments due no later than January 5, 2020.
Notices mailed to property owners will also include information about how to file an informal appeal with the Tax Office should they disagree with the new assessed value for their property. Tax Office staff will review the appeal and send written notice of their decision. Property owners not satisfied with the decision of the Tax Office may appeal to the Board of Equalization and Review. Additional information on how to file an appeal is also available on-line at leecountync.gov/Departments/TaxAdministration.
The countywide reappraisal process is required by North Carolina law and must be conducted at least once every eight years. The LCG Tax Office last conducted a countywide reappraisal in 2013. The next reappraisal period is scheduled for 2023.
